iNest saves buyers money on new homes in the USA

iNest (iNest) started life in 1997 and has helped buyers and developers communicate ever since. joins a group of real estate sites, which have been acquired by LendingTree, LLC over the past few years.

iNest has developed many strong relationships with US house builders and developers, which has helped fuel its rapid growth. The new property website has streamlined the process of buying a new home and gives buyers 1% rebate on the base price cost of the home they purchase. The client is limited to the house builders that iNest have relationships with, but with over 11,000 communities to choose from, there is a home for most buyer's needs.

As a client:

The process is easy; this is how it works:

1/ Request an iNest Cash Back coupon online from iNest BEFORE visiting builder sales offices.

This is important; if a client walks into a developer’s office without a coupon the developer will count this as a walk in and will not be able to offer a 1% discount.

2/ Present the coupon on your FIRST visit to the builder sales office.

Again this is to show that you are a client of iNest’s program.

3/ Sign a sales contract and fax a copy of the coupon and contract to iNest.

Once a client has found the new home of their choice, iNest needs to know the property information, to be able to send a rebate to the client.

4/ Close on your new home and receive the rebate 10-15 business days after closing.

At last count iNest’s rebate counter recorded over $30,000,000 in rebates and as they attract more customers + developers, this is bound to continue. iNest has also written the site “en Espanol” for all Spanish-speaking customers, opening up their target audience and increasing market share.

As a developer:

If you are a developer using the iNest platform you can expect maximum exposure, as iNest has a large presence on the web and is ranked highly in the search engines. As it is part of a larger network of high profile real estate sites it receives a high volume of targeted property buyer traffic.

It is clear from the iNest model, that customers looking for a new home value and rate their services very highly, so could this model be translated over to the Overseas Property Industry.

The overseas property industry is opaque when it comes to commissions and remuneration. Clients rarely see this side to the business as it is built into the price of their property. If a service similar to iNest was to break into the overseas market, it could put developer’s and customers on a more level playing field. Customers could receive a discounted property; developers would be able to entice clients (being affiliated to such a network) and the new platform would receive a growing stream of targeted traffic.
