Emaar adds three more new developments to its Morocco portfolio

With off-plan real estate projects launching in Dubai almost every five minutes, it is getting difficult to keep track and with developers like Emaar expanding their portfolio to Morocco, Tunisia and Turkey interest in their projects remains high. Emaar is now committed to 6 major new development projects in Morocco. The latest 3 projects on offer include:

oukaimedenOukaimeden: Known as the valley of four winds Oukaimeden Village, is located in the Atlas Mountains. Set to become Middle East and Africas only golf and ski resort, Emaar are creating a year round mountain destination
for recreation, entertainment, relaxation and residence, combining commercial, office (business &conference), retail and entertainment space. Residential options will feature authentic Berber design in keeping with its historical location.

Tinja: Intended to be a haven of peace and tranquillity, Tinja lies 20 minutes from Tangiers between seafront and natural indigenous forest. Designed to offer a Riviera lifestyle, Tinja will blend over 670 homes, hotel rooms together with a variety of leisure facilities around a vibrant marina location on Morocco’s impressive Atlantic Coast. This new development will be well places close to Ibn Batouta airport (currently served by British Airways, Iberia and Royal Maroc) and the main coastal highway and a gateway to explore the rest of Morocco.

Saphira: As reviewed yesterday, Saphira is located on the Rabat Corniche and is set to be a leisure and tourism hub of Rabat City comprising 9 districts, this particular development project is one of Emaars largest.

The initial 3 projects Emaar unveiled last year were:

Amelkis IIAmelkis II & III: a luxury residential golfing development located in the exclusive central Moroccan resort of Marrakech, continuing the highly successful Amelkis I project initially completed by Emaars joint venture partner Onapar. Amelkis will offer individuals the opportunity to purchase plots of land and design and build their ideal home.

Bahia BayBahia Bay: launched in November 2005 is a master planned residential lifestyle project along the breathtaking Moroccan coast in Bouznika Bay, in close proximity to the Casablanca/Rabat coastal freeway making it within reach of both cities. Extensively landscaped in the midst of indigenous planting, water features and open parkland the residential units in the Bahia Bay project will range from luxury villas and spacious semi-detached houses to townhouses and apartments with Atlantic Ocean and golf course views. The community includes a beach hotel, golf hotel, beach clubs offering water sport options, equestrian facilities, retail and entertainment and a community and recreation centre making Bahia Bay appeal to both residential and vacation buyers in search of a premier lifestyle location. The development is expected to be completed in five years.

Emaar seem to be on course for world domination having just announced record net profit results for its first quarter 2006 of AED 1.517 billion, an impressive 14 per cent rise on the AED 1.325 billion for the equivalent period of 2005. Today Emaar welcomes the first residents in its latest Dubai project to complete Turia at The Views, one of the first locations in Dubai’s development, it enjoys a prime location on Sheik Zayed road partially overlooking the Emirates Golf Club and next quarter Emaar is on schedule to see the complete of The Residences at Burj Dubai development.

I am looking for a holiday apartment. It must have a pool, and facilities for children(aged 5& 10) Near or with amenities with easy access to airports. Budget is £38000. Also with proven rental potential.

I am interested in purchasing an appartment in Morocco preferably off plan to ensure best possible purchase price with 2 beds with good facilities access to a pool and sea views if possible.

Dear Sir,
Interested in buying a property in Marocco but saw on the internet through the British Embassy that there is a negative advice for Marocco.
Is it wise then to invest in Marocco?

Babette - Can you be a bit more specific on the negative advice?

Morocco is an emerging young market and as such carries higher risks. However with careful choice of area and development a long term investment strategy could see good potential gains in the future.

Dear Sir, I just saw your reply back on my question about negative advice trhouth the British Embassy.
What I meant is for travellers to Marocco; a lot of thieving, terrorism attacks etc. So I wonder if it is wise to invest?

I’m considering buying a property off plan in Morocco but the developer has said that it isn’t possible to obtain bank guarantees there, and that the banks haven’t heard of Escrow.

If this is true then I’m surprised that the local authorities haven’t introduced legislation to protect investors, particularly for the Plan Azure program.

Do you know whether there is any legal requirement for property developers in Morocco to take out bank guarantees or insurance policies to re-imburse investors in the event of bankruptcy prior to completion?
