Charming old townhouse
Key Information
Property Gallery and Description
The ground floor of the house was built nearly 100 years ago and belongs to the oldest buildings in Mindelo. The first floor was added in the 1930ies.
A curiosity is that you can see a part of an old Portuguese ship cannon dug down at the corner of the house. It was a long time ago used by rope-makers when they twining their ropes.
When the present owners bought the house in 1987 the interior of the house was in complete disrepair. The previous owner had prepared a plan to demolish the house and replace it with a modern building. The outer walls of the house are
however thick and solid stone walls. The walls of the original building are 57 cm thick. It was thought to be a pity to destroy this traditional house.
The interior of the house was completely rebuilt and the house was extended on the rear side with a kitchen and one room on the ground floor and two rooms on the first floor. 2 WCs were constructed on each floor.
Separate water and electricity supplies for the two floors were installed. A separate entrance for the first floor was opened from the side street. The original interior stairs between the two floors was blocked with a provisory wall separating the ground floor from the first floor. This wall can easily be removed to reunite the two floors.
The rooms are very spacious. On the ground floor the room height is 320 cm. This makes the rooms cool in the summer. The rooms on the ground floor are (see the plan drawing):
1. Kitchen (340 x 228 cm) with a spacious store partly under the stair to the first floor
2. Dining room (490 x 340 cm)
3. Hall with WC and a small store under the stairs to the first floor
4. Living room (490 x340 cm)
5. Bedroom with WC (384 x 340 cm)
The rooms on the first floor have a height of 276 cm and they are (see the plan drawing):
6. Hallway with a WC
7. Bedroom (490 x 340 cm)
8. Hallway with access to the front balcony
9. Bedroom (390 x 340 cm)
10. Small open store and WC with shower
11. Bedroom (368 x 240 cm)
The house has been rented out with different tenants at the ground floor and the first floor. The tenants on the ground floor have had small businesses (latest it was a shop for spare parts and repair of boat engines). On the first floor it has been
offices (for a period of time Musicalia which was the agent for singer Cesaria Evora and later a shipping agency).
The first floor has also for some periods been used as residence. After the last tenant moved out in 2012 the house has undergone another renovation including improving water and electrical systems and new painting.
The present owners once bought and renovated the house with the intention to establish small businesses there. We have established businesses in Sao Vicente in other ways than originally thought and we are therefore now selling the house.
The house is ideal for a small business or as a residence or why not a combination of the two. From the house there is direct access to the airport road, the main port (Porto Grande), the vegetable market, the fish market and the walking distance to all different local authorities is short.
