So what is all the fuss about?

Humber Valley CanadaOn entering their web site at http://www.humbervalley.com/ it is easy see why it has won so many awards. Generally I find intros on websites a pain, as I am not interested in a fancy video, however this site is different and the stunning photos draw the visitor in. Once in the site, there is an array of activity videos, which are short but give you an idea of what is available.

Humber Valley Resort is an international development located in Newfoundland Canada and after selling its initial 300 properties worldwide in less than two years, shows that is was very popular with the buying public. The resort offers stunning properties for sale from large vacation chalets on one-acre plots, to smaller cottages and 1-2 bed apartments. The resort boasts the Doug Carrick-designed 18-hole championship River Course with the Eagle’s Perch clubhouse and restaurant. On site is a beach house bar with restaurant, which overlooks the beaches on the shore of Deer lake.

With keen investor and holiday homebuyer interest, the resort is planning to develop over 1000 homes, a new golf course, a health and beauty SPA and a marina. In line with this expansion the resort will be extending its area from 600 to 2500 acres. The developer is going to release only 100 properties a year for the next 8 years, keeping the interest at a maximum.

Humber Valley Chalet LoungeThe cottage-style properties, comprising of 2-3 bedrooms have an area of over approximately 2000 square feet and will be hidden away in the forest. The cottages depending on lot and style of property, range in price from 600,000 to 810,000 Canadian dollars.

The 890 square foot 1-bedroom condo apartments and 1300 square foot 2-bedroom units, range in price from 360.000 to 535.000 Canadian dollars, according to size and orientation.

Flights from the UK and Dublin are now available to Deer Lake. Once you arrive in Canada it is only a 20 minutes drive to the resort!

I visited Humber Valley last summer and was completely blown away by how beautiful the area was and what great property investment potential there is.

The Humber Valley Resort is really nice, the gold course is very challenging (I won’t tell you what my score was, too embarrassed) the prospects looked great. I took the tour with the proeprty sales rep. very helpful showed me all the new plans for expansion, but when he told me what kind of prices they were asking, I decided to have a look around at some alternatives.
I found property at the Ski Mountain.(Marble Mountain) Condos for less than half the cost of the Resort, and a much better investment proposition. I found a few land sale projects were you buy the land and build the home of your choice, which is much more cost effective than buying through the normal builder/developer routes, these prices seemed an absolute bargain in comaparison.

I even came across a few re-sales, which are even better value. Although I liked the idea of having a custom home built for about the same price as a one bed flat.

This really wil be a great place to buy/own/live. New flights apparently will bring a lot more tourists to the area and I believe my new condo wilol double in value in 5 years and give us a healthy income.
