It’s an age-old problem: you want to sell your home but you don’t have a video to show it off.
And videos do make a difference to an online property listing, getting additional traffic from YouTube, Google and social media.
But SellMyProperty has a new service, which gives you all the benefits of a real estate video with none of the hassle or cost.
Here’s how to use video to sell property online in 10 easy steps:
Sign up to SellMyProperty
SellMyProperty’s for sale by owner service advertises your property on a network of worldwide property portals, including TheMoveChannel.com, which attract a total of over 600,000 international real estate buyers every month. Premium and basic options are available to suit all budgets, starting from £99. Pay in advance for the first three months and renew after that for just £69.
Homeowners signed up with Sell My Property get a free video included as standard.
Add photos to your listing
If pictures are worth a thousand words, then you want as many as you can upload: each image will be used to automatically generate your video, presenting your property in a dynamic, colour way.
(The maximum size of images allowed is 800 x 600 pixels, so make sure they’re as big as possible!)
Tag your images
When you add your images, make sure you tag them. These will then help to tell the story of the property: each image can be classed as Local Area, External, or Internal and for maximum effect are then shown in that order.
Describe your images
Once your images are set to show in the right order, add a short description to tell prospective buyers what they’re looking at. You have up to 36 characters to sell each photo – including spaces!
Pick a main image
First impressions are important, so pick carefully: this image is not just used as the central photo for your property listing, it is also the thumbnail that will accompany your video before it’s played.
Give your house a name
Make sure it’s a good one: the name will be used to title your video as well as your listing, which means it will play a big part in your search engine rankings, as well as how it appears on YouTube.
Be descriptive, but creative, but also be accurate: mention the type of the property and its location. For example, ““2 bed villa in Marbella for sale” or “Cheap holiday apartment in Tenerife”.
List your home’s key features
Why should someone buy your property? You’ll need to add key features to your property listing, but the top six will be included in the video – be punchy and precise.
Leave your mark
Use the embedded map in the SellMyProperty listing tool to pinpoint where your property is: part of the video will zoom in on your home, showing the country and area surrounding it.
Reap the benefits
Listings with videos are shown above all the other properties on TheMoveChannel.com. The video can then be watched directly from the search results page, making it one of the most important parts of your property listing.
And that added exposure we talked about? All videos are automatically added to TheMoveChannel.com’s dedicated video sister site, www.TheMoveChannel.tv, and distributed to the site’s YouTube channel.
Keep an eye on your property
Has something changed since you decided to sell property? Have you lowered the price or got a better picture of the outside? Update your property listing and SellMyProperty will automatically update your video too, keeping your property listing as active and effective as possible – for no extra cost.
