Located in the North-western Tangier-Tetouan region of Morocco, Tetouan is situated about 40 km south of the Spanish of Ceuta and the Straits of Gibraltar and 60 km east of the city of Tangier, the cultural capital of the region. Both Tangiers and Tetouan airports offer easy access to the area though flights to Tetouan are currently served by internal flights from Casablanca and Marrakech, future plans to receive low-cost international flights into Tetuoan airport will make property in the surrounding area a more attractive proposition as they accessibility improves. Alternatively Tetouan can be reached by ferry crossing from Spain, this takes approximately 30 minutes and lands at Ceuta in Spanish Morocco, where you will need to cross the border and drive a short distance along the coast road to Tetouan.

Tetouan is Morocco’s only open Mediterranean port city and due to its strategic position, Tetouan has a colourful history dating back to the 3rd century BC. A melting pot of cultures, though the official language in the country is Arabic, Spanish and French are used widely throughout Tetouan city with a large proportion of its inhabitants being of Spanish origin.

Tetouan city is set amidst orange groves with the foothills of the Rif mountains looming up to the south and west yet close to Morocco’s untouched North African coastline. Like so many other Moroccan cities, the lush land surrounding Tetouan boasts a long and very rich history not to mention being a noticeable force in the Moroccan economy. The medina, or old town, of the city, has been proclaimed as part of the world heritage list by UNESCO. Very traditional, the medina is designed in the old style, and boasts street markets, carpet sellers, craftsmen working in the open air, and any other number of sights that have been seen on the streets of the city for centuries.

Morocco’s Mediterranean has been capturing the attention of holiday buyers and property investors. The area surrounding Tetouan has become home to Northern Morocco’s most exclusive resort areas and buyers are attracted by unspoilt beaches, a good choice of amenities, and at the moment, low property pricing. The comparative cost of buying a sea view property on Spain’s Costa del Sol to Morocco’s Tetouan Coast is significantly less with property prices around Tetouan half of those of its Spanish counterpart. If you also consider the opportunity for sizeable long term capital growth, it is easy to see the property buying appeal of Morocco and the Mediterranean Coastline of Tetouan.

Your write up above on Tetouan city property is very interesting. I’ve never considered this area before to be honest, but I imagine the climate makes this a good place for all year rentals? I’d be interested in any property investors that have experience in Tetouan?

I am British Moroccan and born and bred in Tetouan up to 20 years old.

Tetouan was a dump. Now, things are really looking up. Lots of Spanish citizens living in captured twon of Sebta (aka Ceuta) are snapping up property in the seaside resort of Tetouan.

Tetouan is like Fez: Its medina is a UNESCO World Heritage site. When the airport opens in 2010, low cost planes will fly direct from London to Tetouan.

Buy now while prices are very reasonable. When the resort of Lixus opens (www.port-lixus.com) it will be the best and most modern port and leisure resort - better than Puerto Banus and Marbnel;la together. Please have a look at the website included.

I’m just back from the Playa Vista Site on the Riffi mountains a short drive from Tetouan, and it is one of the most beautiful site I’ve ever come across

Jen / anyone, Ive bought in Playa Vista but am not able to get out there yet, would love to see some recent photos of the area and progress so far.
The only photos on the sites I can find are all last year and none of any buildings. I would be very grateful. Thank you.

Playa Vista does not have any buildings apart from one demonstration villa- not guaranteed to be as the promised houses, but to give something to dream about. 2 years ago I was shown a steep green hillside, I think they have now cut some trenches. Look at the ‘unofficial Playa Vista’ site for the hopes and fears of investers.
