Malaysia Beach Property is a Bargain

Apr - 19 | 49 comments. | Beach Property, Malaysia Property

Beach property in Malaysia is HOT and I’m not just talking about the weather! Buying beachfront property in Malaysia offers sun-worshippers searching for a more permanent sunspot the chance to invest in five star luxury real estate at two star prices. It may sound like a dream to most people but Malaysia offers overseas buyers wanting property in a beach resort setting a low-cost option but also entry into the rapidly growing South East Asia real estate market and also happens to have some of the best beaches in the world (something I can vouch for personally!).

Malaysia, a Luxury Beach Resort Alternative

Malaysia may not be the obvious choice when you think of dreamy tropical beachfront resorts but accounts for 40% of the country’s land mass the Malaysian penisular’s extensive coastline and sprinkling of off-shore islands offers sun-seekers 4,675km of pure white sandy shorelines with views over the South China Sea and the straits of Malacca across to Sumatra on the western coast of its peninsula. Blessed by a year round warm climate Malaysia is well on its way to becoming home to the next generation of deluxe beach resorts. With a reputation for impeccable service, friendly locals and a standard of living to rival some of Europe’s major cities, beach resorts in Malaysia are fast developing into significant tourism destinations.

Set at the heart of South East Asia, Malaysia is Truly Asia at its best with a diverse, rich fusion of cultures, here you can experience fast-paced, modern city living or retreat to the picture-perfect sunsets of boutique island resorts. As this newest of travel hotspots hit Europe’s tourist radar and you add in the rapid economic Asia is currently experiencing the stars are aligning to create a developers heaven. Malaysia’s future investment potential lies in its wealth of tourism attractions from the bright lights, sights, sounds and smells of the city to the outstanding natural beauty of centuries old rainforests, majestic mountains, the wonder of Borneo’s dung caves to idyllic beaches and unspoilt dive sites to rival the Barrier Reef.

Bargain Beachfront Real Estate in Malaysia

dream malaysia property Savvy city expats on contract in Hong Kong, Singapore and Malaysian capital Kuala Lumpur have been making the most of this region’s prime beachfront real estate, holidaying in Thailand, Malaysia and Vietnam for years. The rise of Thailand and Malaysia in particular has been notable as cut-price flights to Asia make it a great stopover on route to Australia. Malaysia’s location outside the “ring of fire”, spares it from the massive devastation from earthquakes, volcanic eruptions and tsunami’s which destroyed some of Thailand’s most valuable beachfront property in 2005 and despite making great strides re-developing coastal tourist resorts remains at constant risk in the future from natural disaster. Investing in property on the beach in Malaysia holds less risk and now greater reward as the country seeks to actively encourage foreign investment with buyer friendly property laws, tax incentives and fast-track licence approval to entice international developers and measures to foster an environment to fuel a booming real estate market.

From luxury island retreats off the tip of Malaysia’s west coast, the ultimate dive destinations close to Malaysia’s East Coast and the eco-friendly appeal of the Bornean states of Sarawak and Sabah the options for buying beach front property in Malaysa are plentiful. The piece de résistance however is the weekend getaway resort of Sepang, the newly coined Malaysian ‘Gold Coast’ and destined to become the tropical showcase of choice. Home to Malaysia’s F1 grand prix circuit, Sepang is highly accessible from capital Kuala Lumpur and with 22km of beach frontage facing the sheltered waters of the Straits of Malacca is the development site for a master planned global village. Nearby holiday favourite, Port Dickson, where many Singaporeans have invested in holiday homes is now also on the up with high profile projects also making the news.

So if you’re searching for a chic beach property and a sunset like this to call your own, investing in a slice of Malaysia real estate on the beach might be your best move yet.

Do you have the details of the homes featured in the first 2 pictures of the article. I believe them to be the same developement. I note there appear to be 3 units attached, rather than single units. I have some concern about noise going through common walls. Also no idea what the sell price for the units are. I hope the prices not being posted doesn’t belie a fairly helfty purchase price. It appears to be a location with a “community fee” for maintenance/security of the developement. How much would I expect to pay monthly or annually for that service? Once purchased, there is still this recurring cost to consider. Thanx.

I am just buying a house in Malaysia, it is 3,800 square feet internally. For reference my Watford UK 2/3 bed terrace is about 800 square feet. The house in Malaysia is 100m from the beach, but a proper family home. We are buying for about 180k pounds (sorry American keyboards over here, so no pound signs), or about three quarters of what our place in Watford is worth. As for rentals, I would recommend appartments over houses everytime, as the ROI is significantly higher for rental income. 3 bed appartments at about 1,200 square feet go for about 50k pounds, and the local rental on that would be about 200 pounds a month upwards depending on furnishings and facilities. If you have a place with good facilities you can turn it into a short-term let place for holiday makers, this could probably be much more lucrative. Sorting out a maid service for serviced apartment style rentals would be dirt cheap.

I am a property investor and I live in the UK. The property market seems to be on a downturn in the UK and so I have put off investing in the UK property market until next year and I will review the situation in April. Instead I have decided to invest in overseas destinations, the Malaysian market seems interesting, I too would interested to learn more. I would also like thoughts from you on the other posters on what they think about the Australian and Indian property markets, as I am now actively investing in these markets. I happen to come across a firm in the UK which has been promoting some low density and attractive developments in a town called Bargara in Queensland Australia, they seem
to be quite a promising prospect but I would like to know what your thoughts are and which other alternative markets would be good investment prospects? I think it can be quite lucrative to invest in areas where there is still potential for growth and the market has not peaked like in the UK. The company marketing the Australia developments is a small firm called The Agency (Real Estate) Ltd, my experience so far with them has been excellent and I am hoping they will bring me more investment opportunities in the future.

I have personally visited Port Dickson and viewed the Banyan Curve water homes and although they are very beautiful inside, they are very small and had no separate bedrooms! It was all open plan so you have 2 double beds in the sitting room and a sofa at one end. I can’t imagine how that would work out if you had friends or family to stay. I suppose you could put a wall in to separate one bedroom but then it would be very dark and small and one room would then be adjacent to the very small open plan kitchen and the other in the sitting room. The bathroom was very nice and done to a very high standard, and the pool also very nice. The buses to Port Dickson are horrendous and it’s like stepping back in time 50 years! The thing broke down in the middle of nowhere and we all had to wait for another bus. Port Dickson did nothing for me and there was nothing there apart from a Tesco which quite surprised me. The beach was small and nothing to get excited about! I wouldn’t buy here and feel they are over priced by far. Regards Susan

Port Dickson Malaysia is an ideal place for retirement.. It’s laid back and not much to do.. But the weekends and holidays find PD crowded, as it’s the nearest Seaside Resort from the city-KLCC.. Approx 1 hrs drive..
Over the last 2 years, I have successfully sold some sea front condos to foreigners.. Most of them have bought for retirement, while other foreigners who purchased, work here and intend to retire here later..
The Legend Water front Chalets, I think are over priced..
Take your time and look around.. Don’t rush.. There are many sea front condominiums available.. Check out ipropertydotcomdotmy and send me a note.. I’ll expose you to more.. Am very familiar with the PD market.. If you’re looking for immediate returns on investment in PD; not now.. Long term; yes maybe… Regards Charlie Joe

  27. Nathan Lyon says:

Sorry only just got these emails. No ownership restrictions, I am English, as is my wife. It did take us a while to get all the documentation together for a mortgage though, they wanted to know just about everything. But you can get up to 80% mortgages, I understand on a smaller property my friend got a 90% mortgage, and he is an American.

On new properties I understand that the local Malay Malaysians (Bumiputera) get a 5% government discount. Is supposed to help out the disadvantaged, but even multi-millionaires get this.

Don’t have floor plans, but here are some pictures.

  45. If I buy a beachfront property in Malaysia, it would be for business.

  46. Dave says:

    Hi all,
Check out singapore, it’s all happening with the casinos an shopping, and whatnot with the commerce activities. But prices are sky-high…. But look slightly to the north… Just across the border is john bahru, it slowly starting to look like the Shenzhen and hong kong situation in the 90s Low wages and prices, 1 sgd to 2.4ringgit… Makes for a very good case. Google it u know watt I mean.

Singapore land is scarce… Johor is huge and untapped, road, rail, air connections are reasonably well structured. Although public transport is bad, but that’s another opportunity for another story.

Land prices are so cheap it’s ridiculous. Skip the beach apartments and look at land. Buy it in price/hectares and sell in price/sqft… 10 years horizon. Look at kukup, kulai, pulai. Skip nusajaya, it would take years for the ecosystem to mature.. If there’s land in jb city area, buy! Best growth…

Imagine john bahru as a slow pace suburb, but with a hk,Tokyo city equivalent net door.

I’m betting on Singapore that’s why I’m buying john bahru.
