The Royal Breeze apartments in Ras Al Khaimah UAE
The Royal Breeze is a pre-launch property development in Al Hamrah Village, a luxury ocean and golf retreat in Ras Al Khaimah. The strategy for tourism has been to pitch this emirate as a quiet and relaxing vacation spot to up-market tourists deciding to holiday in the Emirates but who seek a fortnight-long holiday that goes beyond just the sun, sand and the sea. RAK as it’s affectionately known is now rapidly attracting investment with the launch of several ambitious real estate mega-projects designed to develop its tourism capability.
The second emirate after Dubai to permit foreign ownership and the first to pass a freehold ownership law, back in November 2005, HH Sheikh Saud Bin Saqr Al Qasimi, Crown Prince and Deputy Ruler of Ras Al Khaimah issued a decree allowing foreigners to own real estate in RAK Properties projects and allocated some 50 million square feet of land for freehold development. Green and fertile, Ras Al Khamiah is fourth largest of the seven emirates which make up United Arab Emirates (UAE), occupying a strategic northern location in the heart of the Middle East on the Strait of Hormuz, with the Hajjar mountains to the east, the Arabian Gulf to the west and the stunning Musandam peninsula to the north, RAK plans to leverage one of its most impressive resources - natural beauty as the only emirate to offer different types of mountains, sand dunes and beaches.
Housing a humble population of about 205,000, Ras Al Khaimah expects to lure expatriates,
families, business owners and investors disillusioned with the brash nature of neighbouring Dubai, just an hour’s drive up the coast. Following the completion of the Emirates Road, reduced travelling time between Dubai and Ras Al Khaimah should also prove a draw to Dubai’s working masses wanting to escape its daily traffic horrors. Keen to ensure the emirate is not a mirror image of its neighbour, it considers Dubai to be a “benchmark” above which it can set its sights on. Low rise property developments and the option to consume alcohol freely even during Ramadan are all subtle factors which give Ras Al Khaimah added appeal.
Quieter and more scenic, RAK is pitching itself more at the holiday market, with new 18-hole golf courses and even the prospect of skiing in the mountains. Cultural sightseeing includes the Shimal palace ruins of reputedly owned The Queen of Sheba, Friday-night camel-racing at Digdagga or an afternoon spent floating in the thermal waters of the Katt Springs. Ras Al Khaimah saw 68 per cent occupancy in its six hotels in 2004 - a 15 per cent increase on the previous year with 116,000 guests. According to statistics from the RAK Tourism Office, at least two million visitors are expected to use the 20 to 25 hotels that will be built by 2010.

The Royal Breeze is a freehold property development offering a rare opportunity to own a piece of stunning beach side and golf course real estate. Ras Al Khaimah more temperate climate enabling year round occupation gives this development greater rental potential both from a holiday and residential perspective, The Royal Breeze apartments offer its guests a unique and exclusive beach front setting with sea view vistas overlooking the lagoon of Al Hamra Village, the flagship project of Ras Al Khaimah.
The UAE’s best kept secret, it is a world away from the noise and hustle of Dubai and Abu Dhabi and lies just one hour from the increasingly popular beauty of Oman’s beaches and historic cities. Ras Al Khaimah’s international airport, is home to national flag carrier RAK airways which launches in May with several routes to India but has big plans to rapidly expand the routes it serves.
The Royal Breeze in Al Hamra Village is a residence of superb quality and first class finishing. Set in a picturesque landscape Al Hamra Village is a sea -side resort and residential development encompassing more than 1350 residential units complete with a 200- berth marina, luxury hotels, an 18- hole championship golf course and numerous leisure and entertainment options. A focal point of the development is the already-established six star Al Hamra Fort Hotel designed by renowned Italian architect, Maurizio Papiri. Residences are to be styled around a traditional Arabic fort, classic decoration blends effortlessly with modern day living with air conditioning, high quality floor tiling, chrome fixtures and rococo interiors. At a cost of over 1 billion AED, Al Hamra Village, due for completion in 2008 will boast services and amenities including five restaurants, an 18-hole golf course, a shopping arcade housing international brands, a wedding and meeting area with capacity for up to 1,000 people, health clubs and a business centre. A multitude of activities are available for residents and visitors with sports facilities, relaxing spas, parks and a great range of enviable watersports activities and diving spots.

The Royal Breeze apartments are expected to generate strong rental yields of around 15% for overseas investors due to an undersupply of holiday property in Ras Al Khaimah. The Royal Breeze apartments pre-launch prices start from 81,000€ for studio apartments ranging to 603,000€ for spacious 3 bedroom apartments. The reason is that compared to Dubai prices are significantly lower in RAK. RAK is a city with ambitions and I think that in few years time many people would preffer to work and live in RAK. Al hamra village is a sea side developemnts with shopping are and so on.
