Bogaz is a picturesque coastal village located some 20 minutes from Famagusta, it offers an ideal base from which to explore the Bafra region. This area is now becoming popular with the European community as a place to call second home thanks to good hotels and restaurant facilities and proximity to Ercan airport is just 35 minutes away. Bogaz sits on the southern edge of the Karpaz peninsula and was built and funded by the local fisherman exclusively for their use. In the mornings head down to the harbour and bargain for the ‘catch of the day’ or enjoy it freshly cooked at one of the charming fish restaurants overlooking the water’s edge. Major tourism investment is currently taking place in the Bafra region just a 10 minute drive away and The Artemis is the first of eleven 5* hotels planned to open this year, offering visitors a huge array of leisure facilities from casinos, waterparks, retail and eateries.
Whilst the onset of tourism may starting to become apparent in Kyrenia, Northern Cyprus’ Eastern Karpaz peninsula, remains an undiscovered gem. A three-hour journey from Kyrenia, via the new road, the Panhandle as the British named it, is a land where time has stood still and you are rewarded with over 5km of unspoilt golden sandy beaches with not so much as a tourist in sight. Unspoilt natural beauty, a warm welcome and an Eastern Mediterranean climate have put North Cyprus on the property buying map. Cyprus has long since been attracting British visitors to its shores but since the division of the island into Turkish-Cypriot North and Greek-Cypriot South in 1974, Northern Cyprus and its TRNC government is not officially recognised by the international community and remains under Turkish control. At present in order to reach North Cyprus, you must either fly into Turkey first or Larnaca and travel 1hr 30 mins over the Green line to the north. Turkey’s desire to join the EU has meant both sides are in discussion in the hope that more EU money spent on developing tourism and freedom for EU members to cross the Green line especially since the military presence is more of a remnant and has no real effect on Cyprus north or south’s growing tourism. Richard Branson has been in talks with the TRNC regarding operating direct flights to the newly built Ercan International Airport and it is hoped that within 18 months this may become a reality.
Recent developments have come in the form of a decision by the European Commission to allocate 139 million Euros in financial aid to the Turkish Cypriots in Northern Cyprus. Topped up annually to the tune of 120 million Euros, this represents the highest overall figure ever allocated in aid from the EU. An EU office established in North Cyprus will manage the aid funds, with supervision via the Commissions main offices in the South. The funds are targeted chiefly at giving financial aid to Turkish Cypriots to improve the infrastructure, including building new roads as well establishing unions and NGOs. All planned projects will be rigorously checked before going ahead in order to avoid any problems arising over Greek Cypriot laws.
Both sides have also agreed to resume reunification talks and Cyprus’ prime minister will be spending 3 days in the Northern Cyprus capital of Nicosia (Lefkosa) on July 20 to celebrate the anniversary of the Cyprus Peace Action Plan.
For property investors in Northern Cyprus, the move towards greater unity between borders as well as an improved infrastructure is welcome news. Analysts predict an inevitable increase in North Cyprus real estate prices as a direct result of EU intervention, encouraging a new wave of optimism from investors in this ever-growing market.
It is predicted that North Cyprus property prices are currently growing at 20% per annum and it remains a great holiday and investment destination. It has an English Legal system (all contracts will be in English) house prices are in Pounds sterling and English is widely spoken throughout.
