Property Investor Tips Podcast with Ajay Ahuja

In Podcast 18 we find out how Ajay Ahuja turned £500 into a £10 million property portfolio in 7 years. Ajay explains the route he took to suceed in property and that buy to let is still a route to make substantial returns if you know what to look for and where to look.
Ajay runs a website Ahuja.co.uk, which helps other property investors source high yield rental properties in the student and buy to let sectors. He has also written 9 books on different property investing related subjects and tells us why he wrote them.
In this podcast he clarifies why yield is more important than capital gain and tells us where he has bought and sourced property to obtain high yielding returns. He gives us an insight into where the hotspots in the UK are at the moment and lets us in on his investment strategy. Ajay has been invloved in sourcing overseas properties in Poland and New York State for property investors and has found properties which yield up to 20%.

Almost six years ago I retired and sold a small farm (I had two) and bought five new houses outright, with the proceeds. I took risk and did this in an area which was then suffering from political uncertainty. These houses presently give me a 10%+ annual yield and have trebbled in capital value. Farming is in almost terminal decline.
I am comfortable, with no interest in further investment – ”A wise man knows when he has enough and can content himself” – my old man always claimed – and he was right.
