Overseas Property Investment Podcast with David Cox

We have hit our 16th podcast in the Nubricks Property Podcast series. This show is for those of you who enjoy crunching the numbers and this week’s guest is David Cox, who admits that his property investing misfortunes inspired him to create his own real estate company which gets to the financial heart of overseas property investment.
David Cox, Managing Director of Property Frontiers, states that many who like to refer to themselves as property market “Investors”, are far from it and infact are more likely to be “Property Speculators”. David makes it clear that whilst speculation, of course, has it’s place in a real estate investment strategy, but should not be the only form of property investing.
In Podcast 16, we get an insight into why rental income is the “Holy Grail” of property investing and why a cash flow postive property is attractive compared to capital gains. He quotes “You can’t spend capital appreciation, but you can spend surplus rental income”.

David highlights some particular countries that one should look out for including Germany and the merits of buying in it’s cities. He touches on Macau China’s Las Vegas of the East, Montenegro and gives away some pre-launch information on a new project in Grenada whose attractive prices are 5 to 6 times cheaper than established Barbados yet still have direct flights from the UK. He also mentions Kuala Lumpur in Malaysia as a good bet due to the country’s strong banking system and the opportunity to gear your money as mortgages are available.
David breaks down the Chinese market with a focus on Shanghai, where prices have rocketed over the past few years and some investments can produce an 8-9% yield. He makes it clear however, that the barriers to entry for foreigners are high with less than 3% foreign direct investment in 2005, of which most, were big investment funds rather than private investors.
