Making Hotel Spa Investors Financially Healthier

Champneys Marbella Hotel Spa

In the current financial climate, making the right investment choices has never been more crucial. With much of the UK market suffering, investors in high-end property are increasingly looking abroad to markets less affected by the credit crunch. One of those is that of the Costa del Sol in southern Spain, which is still playing host to affluent visitors, keen and able to travel to glamorous sunny European resorts like Marbella on the Mediterranean coast.

The Champneys Marbella Spa resort is one such example of an established brand aiming to maximise the potential return of its investors. Luxurious apartments and penthouses in the specially built spa resort are at the higher end of price range so ensuring investors get the most out of their purchases has become an increasing priority. The result is that Champneys Marbella, not just content with making visitors physically healthy, are also concerned with making them financially healthy too. From the physical benefits of the Thalasso pools to the financial benefits of rental pools, the opportunities to become both physically and financially healthier are increasingly coming to the fore.

The Thalasso pool is one part of a range of Spa treatments which will be on offer at the Champneys Marbella resort, good for general health and also preventative therapy; the pool can especially help with the mobilisation of joints. The Spa will have heated indoor and outdoor pools, twenty five therapy rooms, a manicure salon, sauna and Turkish baths, a Jacuzzi terrace, a fully equipped gym and an exercise studio. There will also be a juice bar, cafe restaurant, some relaxation areas, as well as a Champneys shop, conservatory gardens, sun terraces, spectacular patios, water features and a plaza with hanging gardens.

The Champneys Marbella Rental Pool (information available at www.champneysmarbella.com) on the other hand helps investors’ health in a different way, by enabling them to earn money back allowing visitors to the resort to rent their apartments and penthouses. Doing so can ensure making the most of an investment, recouping potentially significant sums every year. On a typical apartment an investor could make back in excess of €54,000 a year and still stay in their property for 6 weeks or more during that year.

How much an investor participates in the scheme is up to them. In order to participate for any given year, owners decide beforehand when during the year they wish to make their property available. This system provides the management company with sufficient advance knowledge of accommodation availability enabling greater occupancy of the investor’s apartment or penthouse and a maximum possible income for them. It will also ensure, Champneys Marbella say, an efficient and high standard service to tenants interested in visiting and enjoying the various Spa packages available to them. Property owners participating get to keep 50% of the total income earned. For their slice, Champneys Marbella will ensure and organise the smooth and efficient running of the scheme, maintaining the high standard customers expect of an established brand.

Julia Norton, Sales Director of Champneys Marbella, says the scheme is a good way of ensuring maximum return on rental income for investors, whilst at the same time preserving flexibility for owners:

“The rental pool is the best way for investors to maximum income from tenants; I believe all round it is a good deal for everyone concerned. For example, if an owner occupies their apartment for 6 weeks a year leaving 323 days free, with an average daily let of 500 Euros and a conservative 65% occupancy rate the return on your investment can be between €54,437 to €65,325 per annum.”

“With this modest occupancy average, it represents a return of approximately 8% on the total investment per annum. This makes investing in Champneys Marbella and participating in the rental pool an excellent way to maximise returns.”
