Sunrise Villas in Coral Bay Cyprus get boost from new marina proposals

Cyprus is a well established overseas property market that has been popular with UK buyers for many decades. The emerging property markets have slowed investment growth drawing the limelight away from areas like Cyprus and Portugal; however Cyprus is slowly but surely improving its infrastructure. The Island has ambitious plans to build three new marinas in Paphos, Limassol and Protaras, in addition to an 1800 new berth expansion of Larnaca’s existing marina. This new nautical plans will help support Cyprus’s existing tourism, as well as increase interest of new visitors in the island.

Sunrise Villas Coral BayEstablished in 1945, Cybarco, the prominent cyriot property development contractor is developing ‘Sunrise’, an off-plan project of 16 new build villas located close to Paphos’ Kissonerga marina. The new development of this marina will attract yet more real estate investment and tourism to the area and as such property buyers may see significant price increases over the development time and for the future.

The three-bedroom Sunrise Villas overlook the stunning Coral Bay and its blueflag beach making it just a hop, skip and a jump to the sea, local amenities and shops. Unusually, there are two villa design options available with closed or open-plan style kitchens offered.

Cybarco’s villas for sale are built to a high standard and come complete with full air conditioning, a provision for central heating, double glazed windows and quality marble flooring. The villas will have private swimming pools, spacious landscaped gardens and covered parking.

Villa completion will be staged from January until June 2007. Starting prices range from CY£324,500 – CY£451,500.

    Will the new marina be built over the existing beaches at Coral Bay? These two beaches are very high quality and far better than the ones down near Paphos harbour. It would be shame to loose one of them to a marina.

    We’ve heard rumours that there will be a marina built in Pissouri. Simon from Interwatch Security mentioned this whilst we were having our system installed earlier last month.

    Hope this is true as it would be wonderful down on the bay

    I know these villas well as I stayed in one for our annual holiday. They are built on a cliff edge and have wonderful views. Very dangerous for children as there are no protective barriers over the cliff edge. Also I noticed broken tiles around the pool, caused by the ground shifting and subsidence. I wonder how long it will be before the cliff gives way and the pools end up in the sea.

    I have lived in the area of coral bay for over 12 years and have heard about several proposals for a new marina at Coral bay but nothing has emerged.Why is the Government and local authority so silent on this issue? it is not in keeping with most Cypriot development proposals which uually have notice far in advance of their start date with the prefix SOON.Tony P

  6. Tony if only the governments acted quickly on many things the we would not have been witness to the current financial mess. People from outside Cyprus do not know such things and it is citizen like you who bring about a turn of things. Thanks.

  7. There is a great bit of development taking place for New Marinas in Cyprus and that’s really going to further boost tourism.

  8. I would like to share some news that I have found that confirms that Cyprus property is not all that hunky dory. Read below

    The long-term investment rating and prospects for Cyprus are also looking very shaky. In November on this year, the influential Global Property Guide published its Country Investment Ratings for 69 locations around the world.

    Languishing near the bottom of the list at position 65 out of 69 is Limassol in Cyprus with a “Very Poor” gross rental yield of 3.45% and a long term investment rating of 1 star.

  9. Cyprus lawyers can charge, by law, a fixed amount for Probate work, typically in excess of 12% of the estate value. That is a whopping 12,000 euros for every 100,000 euros of worldwide property and investment assets, a very expensive exercise which could be avoided by planning ahead.
