Bulgaria has had its ups & downs in recent years, yet as a nation has a certain sustainability often misunderstood. The nations banking system is not tied to nor reliant on those of the western nations which makes them less vulnerable to the credit crunch. Although there has been knock-on effects of this in that investment from these nations has seemingly subsided, foreign investment into the region has grown over the last year, most notably due to the influx of other nations such as Russia stepping up their interest in the region. It is also the case that whilst the slopes and sands will no doubt continue to do its best to increase an already healthy tourism industry, it is now gearing itself for a third wind targeting the golfing tourist to the nation. Experts believe that strong investment interest would lead to the eventual construction of a total of 40 golf courses in Bulgaria with the government supporting plans to turn the country into an international golf destination. It makes sense too, as Bulgaria has a favourable climate and extremely attractive landscapes.
Acquiring land for development can be a torturous process though. Before you can build you need to have your land ‘regulated’ for the specific purpose, i.e. building or agriculture, etc. Regulation will not be granted whilst any ownership issues exist which need to be overcome as soon as possible. Certainly in many cases, one check with the land registry can reveal that a plot of land can have a number of owners at any one time! All that is needed is for one ‘owner’ to refuse to sell and you are back to square one, which can make sourcing of land difficult. Then there is the small matter of finding land somewhere strategic and identifying a need in the given region.
With over a decades experience of land between them, Discover And Invest were formed to bring ethical and secure investments to the market. Two of the sites we offer lie within this region, in Bistritza & Kastrova Vada. As soon as we visited the sites and witnessed their proximity to all amenities & infrastructure we became keen to investigate further. The fact that they are in regulation for building makes them both remarkably attractive for investment”.

With the main concerns fully alleviated it is easy to understand just why Discover And Invest chose to bring these sites to market. Considering that in Sofia in general gross yields range from 5.9% to 6.8%, which is most certainly on the higher end of moderate, and that capital appreciation is forecast to continually increase by 15-20% per year, the attractiveness is there to see. As the population increases, as does the demand for more housing – Southern Sofia is an ideal place for this to manifest. Chris continues “this is not merely a conceptual idea either. The nearby Bistritza Gardens development has seemingly done very well, especially when considering just how quickly it has gone from the diggers moving in to the new occupants doing likewise, and serves as a perfect example of what can be achieved in this part of Sofia. Kastrova Vada is also showing signs of growth, and accordingly we are pleased to have discovered a strategic site free from ownership issues & also in regulation”.
In addition to these two plots in Sofia, Discover And Invest have also sourced a large plot of land overlooking the Black Sea coast with some quite frankly stunning views. But views are not the only attraction the land possesses. On this subject, Chris enthuses “Golfing developments & Eco resorts are the next big thing in the local tourism industry. Whilst many regions in Bulgaria offer no shortage of locations for the Eco resort developments they are seemingly lacking in & around Sunny Beach. As soon as we encountered the site at Plazovets we realised we had unearthed great potential, especially as it is also fully regulated for construction”.
Lying only a 5 minute drive from the charming nearby town of Kosharitza and a mere 15 minute drive from Sunny Beach itself, Plazovets sits perfectly placed for that ideal getaway from the busy resorts attractions yet remaining close enough to make use of them.
Chris continues to conclude that “In the UK we have always viewed land purchases with a certain scepticism and perhaps rightly so. The key question is always a ‘what if’ weighted towards planning permission being granted and thus the capital invested performing as intended. With these three land sites we have the equivalent of planning already in place, thus meaning an investor can proceed with a project as soon as they wish”.
