Costa Rica MapOn the back of an explosion in tourism visitors, Costa Rica is now in the midst of a property boom with the focus concentrating on northern Costa Rica’s remote Pacific Coast in the Guanacaste province. Once the domain of die-hard surfers, this frenzy has been created in part by American investors seeking cut-price ocean-front real estate now accessible thanks to strong persuasion of Delta airways by the American developers of the pioneer development Peninsula Papagayo 3 years ago to service direct flights to developing Liberia airport in Guanacaste’s capital from Atlanta, Miami and Houston, eliminating the 5 hours trek from the main Juan Santamaria International airport in San Jose  - Continental and American airways have since followed suite. At the heart of the now aptly nicknamed Gold Coast’s transformation, the Daniel Oduber airport in Liberia, now receives over 300,000 visitors annually compared to the initial 50,000 when those direct flights first landed. Created in 1997 Peninsula Papagayo is a luxury resort like no other on the coast, the developers not only paid for a private infrastructure of roads, sewers, buses and electricity but even set up its own team of paramedics and fire brigade. The 2300-acre, $400 million Península Papagayo project has a Four Seasons resort and although currently only 44 houses and condos have been built (selling for $2 million to $12 million) there are plans to include three more hotels and more than 1,000 luxury homes. In addition, 2006 see’s the groundbreaking on a host of new projects: the Jack Nicklaus Design course (second of three 18-hole designs planned); a proposed all-suite Four Seasons hotel; the release of 13 premier oceanfront lots on Prieta Beach; construction of 16 turn-key, 2,800 square-foot villas with golf and ocean views; a 28,000 square-foot members-only beach club; and phase one of the majestic Marina Papagayo, which will feature 340 yacht slips as part of a stunning complex of condominiums, restaurants, shops and entertainment centres, as well as a boutique hotel.

The overwhelming success of Peninsula Papagayo has paved the way for a surge in the construction and sale of new and off-plan condo projects in the Guanacaste province as well neighbrouing the Punterenas province and has even spawned property development trend in Panama, Honduras, Belize and Nigeragua.
